EVOLUTIONARY DEVELOPMENT OF LAND USE AND ITS ROLE IN SPATIAL PLANNING IN UKRAINE

The problem of the evolutionary development of land use is extremely important for understanding the relationship between land resources and spatial planning at various stages of historical development. Changes in the functional purpose of land resources have a direct impact on the economic structure and spatial planning processes in countries. This issue is particularly relevant to the modern processes of decentralization, reorganization of administrative-territorial units, and the formation of new approaches to the efficient use of land resources under conditions of limited space at the city and regional levels.
The article is devoted to the analysis of the evolutionary development of land use and its role in spatial planning, particularly in the context of Ukraine. The transformations in approaches to the use of land resources during different historical periods are examined – from the pre-industrial era, where land was a key production factor, to the modern urbanized society, where it serves as the foundation for spatial development.
Particular attention is paid to the interrelation of land use with the economy, urban studies, and issues of rational management. The role of spatial planning in ensuring the rational use of land resources at the level of territorial communities, regions, and cities is analyzed. Key challenges are identified, including the deficit of urban land resources, transport accessibility, urbanization, and the influence of municipal policies on spatial development in Ukraine.
The article highlights modern trends in spatial planning, including theories of new economic geography and new urbanism, which emphasize the importance of effective territorial management to achieve sustainable regional development.
