ANALYSIS OF THE CURRENT STATE AND MAIN TRENDS IN THE REAL ESTATE MARKET OF UKRAINE

Abstract

The article examines the influence of social factors on the management of the use of land resources by agricultural enterprises. The main indicators characterizing social factors were analyzed, in particular: the population size, the structure of the working-age population by sex, the birth and death rates of the population, the total rates of birth, death and natural increase of the population of Ukraine (per 1,000 people of the existing population), the total birth rate. The specified social factors were analyzed across the country as a whole, across regions and by type of terrain (rural and urban).

The share of the rural population in general is about 30.3% (12,473,627 people), and the urban population, respectively, 69.7% (2,8693,708 people) in 2022. For comparison, in 2010, these figures were 31.4% and 68.6%, respectively. while in 1991 – 32.5% and 67.5%. However, the share of the rural population in the total population tends to decrease: from 32.5% in 1991 to 30.3% in 2022, i.e. by more than 2%, which is more than 4 million people (4385573 people).

There have also been significant changes in the age structure of the population: the number of the population of working age has decreased. Thus, in 2010, the number of people of working age in Ukraine was 29,569,758, while in 2022 it will be 23% less. – 22757088 people. In addition, the rural population in 2010 was 29.6% (8739680 people), which is 21.8% more than the number of people of working age in 2022 - 6835120 people.

The birth rate in Ukraine does not ensure simple reproduction of the population. The total birth rate in 2021 is 1.61, while a total birth rate of 2.11–2.15 is needed for simple reproduction of the population without population growth, as it was in rural areas in 1991.

It has been established that the dynamics of population movement and its structure determine the number and age composition of the labor resources of agricultural enterprises.
